General Terms and Conditions of Use – Local Accommodation

The present text establishes the general terms and conditions for the use of the property operated under the Local Accommodation regime, binding the guest, the booking holder, and all occupants, in accordance with the Portuguese legislation in force.

Compliance with Noise Regulations

In accordance with the General Noise Law, it is mandatory to respect the quiet period between 11:00 p.m. and 7:00 a.m.

Any noise emission likely to disturb third parties, even outside the legally established hours, may be considered a contractual breach.

There is a device on the property that monitors noise levels in order to ensure the well-being of neighboring residents.


 

Prohibition of Parties and Abusive Behavior

The organization of parties, events, gatherings, or any behavior likely to:

Security Deposit and Liability for Damages

To guarantee compliance with these conditions, the booking holder will be required to provide a valid credit card for the purpose of pre-authorization (blocking) of an amount corresponding to the mandatory security deposit.

The security deposit will be released within a maximum period of 7 days after the check-out date, provided that, following inspection of the property, no damages, losses, breakages, or other events attributable to the guest are identified.

The following costs may be deducted from the security deposit, including but not limited to:

Should the total amount of damages or charges exceed the value of the security deposit, the guest undertakes to pay the outstanding balance, without prejudice to any other rights provided by law.


 

Tourist Tax

Depending on the location of the property and the booking platform through which the reservation is made, the payment of a tourist tax may be applicable, in accordance with the municipal regulations in force.

Where applicable, the corresponding amount will be communicated to the guest and must be paid in accordance with the conditions defined by the competent authority or the booking platform used.


 

Minimum Age and Responsibility

Unaccompanied minors are not permitted to stay without their legal guardian.

The booking holder assumes full responsibility for the acts and behavior of all occupants.


 

Maximum Number of Occupants

The number of guests may not exceed the limit indicated in the reservation.

The presence of unregistered persons may result in cancellation of the reservation without entitlement to a refund.


 

Check-in, Check-out and Access

Check-in is available from 5:00 p.m., and check-out must be completed by 10:00 a.m., unless otherwise agreed in advance.

In order to comply with public safety regulations, this establishment requires online check-in through a dedicated channel, and the guest may be requested to provide an image of an identification document and/or a photograph.

Personal data collected for this purpose will be processed in accordance with the General Data Protection Regulation (GDPR), Regulation (EU) 2016/679 of the European Parliament, and appropriate technical and organizational measures will be adopted to prevent unauthorized alteration, loss, processing, or access.

Loss of keys, cards, or remote controls will result in the payment of the corresponding replacement costs.


 

Conservation and Use of the Property

The property must be used in a prudent and diligent manner.

Waste must be properly disposed of in the appropriate designated areas.

Extraordinary cleaning resulting from improper use may be charged to the guest.


 

Smoking, Substances, and Animals

Smoking is not permitted inside the property.

The use of illicit substances is strictly prohibited.

Pets are only permitted with prior authorization.


 

Security and Illegal Activities

No alterations to installations, locks, or equipment are permitted.

The practice of illegal activities on the property is strictly prohibited and will be reported to the competent authorities.


 

Cancellation of the Contract by the Client

In the event of cancellation of the reservation by the client, the cancellation policies in force on the booking platform used shall apply.
No refunds will be issued if the client voluntarily withdraws from the services after the start of the stay, regardless of the reason.


 

Modifications by the Company

If unforeseen circumstances not attributable to the company prevent occupation of the reserved accommodation, the company undertakes to provide the client with alternative accommodation of equal or superior characteristics.

If re-accommodation is not possible, the company reserves the right to cancel the reservation and refund the amounts paid in full, with no additional compensation being due.


 

Acceptance of the Conditions

By making the reservation, the client declares that they have read, understood, and fully accepted these house rules and general terms and conditions.
